Mr. Rubinoff is a 30 plus year veteran in the real estate and mortgage industries. For the past 15 years he focused primarily on the residential mortgage industry with a secondary focus on commercial loans and financing. Since becoming an entrepreneur almost 40 (whew!) years ago, he has participated in almost every aspect of financing and real estate. His last salaried job was as a District Credit Manager for Westinghouse Electric Corporation, managing the entire wholesale credit operation for two of their divisions. Shortly after leaving Westinghouse, he entered the real estate development business specializing in condominium conversions long before it became the "craze". He successfully converted 17 apartment projects and 3 hotels. It is during this phase of his career that that he became involved in mortgage financing and ending.
Upon completion of these projects, he acquired a failed new construction Townhouse project which he successfully built out and sold out during that period of the 80's when interest rates were double digits. My key to success, says Mr. Rubinoff, "was the ability to obtain mortgage financing for our buyers".
From there he formed the InnTowne Apartments the largest division of his company ITA Industries, Inc. This division, now known in the industry as Corporate Housing, offered executive, furnished apartments, leased weekly and monthly primarily to a long list of corporate clients and government agencies to serve their relocation needs. We were at the time, The Hotel Alternative. as he reflects back, serving the relocation needs of transferring employees and individuals. which also meant offering them real estate and financing services as well. Other ITA divisions were, ITA Housewares, a housewares leasing company, ITA Window Coverings, a supplier of window coverings and components to the Apartment industry, Total Home Contractors, a specialty remodeling contractor representing Home Depot and Builders Square, and RMS Realty and Management.
He sold this company 10 years later and decided then to focus solely on the part of his career he enjoyed most, helping people purchase homes by providing affordable financing. For many years, his practice focused on helping renters become home owners. "I relied mainly on FHA/VA financing at that time and became an expert in that arena" and as such was asked to speak and train groups of mortgage loan originators for other companies.
He formed or was instrumental in forming several Affiliate Branch Mortgage companies, serving as COO of one of them, advisor and State Registered Representative for another.
Mr. Rubinoff says, "as founder, President, CEO, COO and Chief Cook and Bottle Washer of my companies, I have gained knowledge and experience far beyond just mortgage loan origination".
Indeed, during his career he was a founding member of the Pompano Beach Economic Group (a division of the Pompano Beach, FL chamber of commerce), President of The Business Action Group, an organization dedicated to the betterment of the business environment in his city of residence, received the very first Man of the Year award of the Sawgrass Chamber of Commerce for his efforts in the community and business community, was the Chairman of the county wide High School Science Fair, Chairman for a major political campaign, and many more too numerous to mention.
Other business achievements included authoring the sales training manual for what is today a major city in Florida, performed many real estate workouts for S & L's and banks, Leveraged Buyouts, Strategy and Implementation consulting as well as negotiating or renegotiating loans orterms of loans as a workout specialist.
It is this knowledge and experience along with a strong moral and ethical code that Mr. Rubinoff attributes to his success. |
